...For the most part, the houses shown the investors were being offered by a bank at about 50 cents on the dollar for the prices paid in 2004 or 2005.
That’s an even steeper discount than shown by the statistics kept by the Florida Association of Realtors: a 27 percent drop of the median Realtor-assisted sales price of a single-family home in Lee County from $322,300 in December 2005 at the height of the boom down to $234,000 in January, the latest month for which prices are available.
But foreclosure actions filed in court have taken off even faster: 1,674 in February, more than double the 624 a year earlier.
Now some of the houses taken back by lenders are returning to the market, and they’re the best deal in town.
They’re driving prices down, and The banks are able to compete because they simply want to sell quickly and aren’t burdened by having to meet the price of an existing mortgage like many private sellers...
